If you like the property after viewing, apply for it. Fill out the application form completely without leaving blanks.

We will conduct tenant screening. This may include confirming your visa validity and checking guarantor details. Thank you for your understanding.
STEP 06
Before the contract, our licensed real estate agent will explain the Important Matters. You may choose either an in-store explanation or an online briefing without visiting the store.
STEP 07
After the explanation of important matters, you can proceed with the contract. Required documents usually include an ID (residence card for foreigners). Pay the contract fee in the specified method at the time of contract.
STEP 08
Keys will be handed over at our office after the contract date (from the rent start date).
The fee for renting the room. Usually paid monthly via bank transfer to the landlord’s designated account before the due date. Keep your transfer receipt to avoid disputes.
If you move in during the middle of the month, the rent will be calculated based on the number of days used.
Expenses for shared facilities, paid monthly along with rent. Covers utilities, cleaning, staff costs, and elevator maintenance of common areas.
Money paid to the landlord as insurance before moving in. Used to cover unpaid rent or damages, with the balance refunded at move-out. Terms vary by property.
A one-time gratuity paid to the landlord upon signing the lease, not refundable regardless of length of stay. However, many landlords no longer charge key money.
Fire insurance that covers fire or water damage during tenancy. Coverage varies, so check with your agent.
A fee paid to the real estate company for their services. By law, it cannot exceed one month’s rent + tax.
